Terms & Conditions
These Terms & Conditions govern access to and use of the IU Construction Company (Private) Limited website, including website-based enquiries, information, and communication.
Please Read These Terms Carefully
These website Terms & Conditions do not constitute a construction contract. Please understand the following important distinctions:
Actual construction work is governed by the specific documentation agreed for that project, which may include:
- Written construction contract
- Bill of Quantities (BOQ)
- Drawings and specifications
- Scope of work
- Payment schedule
- Construction programme/timeline
- Variation/change documentation
- Approval requirements
- Handover provisions
- Other project-specific documents
Where a signed project agreement conflicts with general website information, the project-specific agreement governs that particular construction engagement.

Permitted Use of This Website
Visitors may use the website for legitimate purposes such as learning about IU Construction, reviewing services, requesting consultations, requesting site visits, making construction enquiries, and contacting the company.
Visitors should not misuse the website. Prohibited behaviour includes:
- Attempting unauthorised access
- Introducing malicious code
- Interfering with website functionality
- Using automated systems abusively
- Copying website content unlawfully
- Impersonating another person
- Submitting intentionally false or misleading enquiries

Website Information
IU Construction aims to provide useful and reasonably current information, but website content is general in nature. Construction information can vary depending on project location, plot size, site conditions, structural requirements, design, materials, market conditions, and authority requirements.
Therefore, website content should not automatically be treated as:
- A final quotation
- Engineering advice for a specific property
- Architectural approval
- Guaranteed construction cost
- Guaranteed timeline
- Final project scope
- A legally binding project commitment
Construction Services & Project Enquiries
Visitors may contact IU Construction regarding residential, commercial, renovation, finishing, steel structure, and civil works projects. Submitting an enquiry is the start of a conversation and does not automatically form a construction contract.
The company may need further information before determining whether and how it can assist with a particular project, such as:
- Project location
- Plot/property size
- Type of work
- Drawings/plans
- Desired scope
- Site conditions
- Budget expectations
- Timeline expectations
- Authority/society requirements
Consultations & Free Site Visits
IU Construction offers free site visits by appointment β no charge, no obligation. Site visits are subject to appointment, availability, practical access, location, and appropriate scheduling.
Requesting or receiving a free site visit does not obligate the visitor to hire IU Construction and does not automatically require IU Construction to undertake the project. A site visit is used to better understand project requirements before further discussions.
Estimates, Quotations & BOQs
Construction pricing may depend on quantities, project scope, material specifications, design, structural requirements, site conditions, labour requirements, market rates, taxes/fees where applicable, authority requirements, and client-requested changes.
A Bill of Quantities (BOQ) provides documented project quantities and scope, but its contractual effect depends on the project agreement.
Construction Contracts & Project Documentation
Actual construction engagements are governed by project-specific documentation, which may include:
- Signed construction contract
- Bill of Quantities (BOQ)
- Drawings and specifications
- Scope of work
- Payment milestones
- Construction programme/schedule
- Material schedules
- Variation procedures
- Approval responsibilities
- Handover terms
- Other agreed documents
Project-specific signed documentation is more authoritative for that project than general website descriptions.
Pricing, Materials & Project Changes
Construction projects can be affected by changes such as client-requested modifications, design revisions, quantity changes, material substitutions, market availability, site discoveries, regulatory requirements, and scope additions or removals.
IU Construction uses named-brand and specified materials where applicable, but approved substitutions may sometimes be necessary subject to the applicable project agreement.
Actual treatment of variations, substitutions, additional work, and price adjustments should follow the relevant project contract and documentation.
Approvals, Authorities & Housing Societies
Construction projects in Islamabad and Rawalpindi may involve requirements from relevant development authorities, housing societies, and other bodies, including CDA, RDA, DHA, Bahria Town, Gulberg, Park View City, and others.
IU Construction is not these authorities and does not control their decisions. The company does not guarantee plan approval, permit issuance, NOC issuance, processing times, or regulatory decisions.
Responsibilities for applications, fees, approvals, and documentation should be defined in the applicable project agreement.
Project Timelines
Any project schedule depends on the specific contract and project conditions. Potential influences include project scope, weather, site conditions, material availability, labour availability, client decisions, design changes, authority approvals, third-party utilities/services, and events outside reasonable control.
Contractual schedules and delay provisions, where applicable, are contained in project-specific documentation.
